Conversion of Existing Buildings: Lorenz Consult Implements Projects in the Hospital and Cleanroom Sectors

The challenges involved and current projects were presented in a lecture at the Lounges – Cleanroom Processes conference held in Karlsruhe at the end of March.

Hospital renovation projects place high demands on both planning and execution. The goal is not only to integrate new functions, but also to minimize disruptions to operations—particularly to protect patients. Lorenz Consult has specialized in meeting the specific requirements of hospital construction. This includes implementing extensive renovation measures and new builds during ongoing operations without compromising functionality or causing shutdowns. Especially with regard to medical technology, medical gases, and the primary objectives of patient and personnel protection, precise planning and execution are essential. A prime example of such a project is the functional new building and entrance center at LKH Leoben, where Lorenz Consult successfully delivered a project with a construction period of over three years—without disrupting hospital operations. Thanks to a well-thought-out construction phase and logistics concept, the challenges of “building within existing structures” were successfully mastered.

Another core area of expertise at Lorenz Consult is the renovation of cleanroom production areas. Innovative Planning with BIM and 3D Scans
A key success factor in Lorenz Consult’s conversion projects is the use of advanced planning technologies such as Building Information Modeling (BIM) and 3D scanning. These tools enable precise documentation of existing structures and seamless integration of new constructions into the current setup. Potential problems can be identified early, and clash detection can be addressed within the 3D model.

The use of 3D scans and continuous updates to the 3D model throughout the construction phases ensures high planning reliability and reduces the risk of errors and delays. The BIM model is used not only during the planning phase but also for facility management, ensuring all changes and deviations are accurately documented.

We place great emphasis on thorough documentation of existing conditions and close collaboration with all stakeholders. Through comprehensive construction phase and commissioning planning, all necessary steps for minimizing disruptions and optimizing costs are addressed in advance,” says DI (FH) Markus Masser from Lorenz Consult. He adds: “The better the preparation, the fewer issues arise during construction.”

As part of health and safety planning, building protection and operational reliability are also ensured. This includes measures such as fire protection, dust control, and maintaining the functionality of all technical systems during the renovation.
